Just as you’re settling into your new home, your new home is settling in too

Your new Wain home comes with a 10-year NHBC Buildmark warranty, the first two years of which are covered directly by Wain Homes. This covers you against any defects and your NHBC Guide to your new home tells you what to expect from your new home.

As you get to know your new home, you’ll notice certain things happening over the first few months. Like the drying out process which can cause minor cracks in the walls and condensation as the moisture evaporates. This is completely normal and there are things you can do to reduce the effect they have. This practical guide is here to help you look after your new home.

WAIN HOMES 2-YEAR WARRANTY

From the date you complete, the first two years of your warranty are covered directly by Wain Homes. This covers everything we’ve supplied, including kitchen units, sanitaryware, carpets and fitted furniture. If you have any problems during this time because of faulty workmanship or materials, we’ll get it sorted.

SOME EXAMPLES OF THINGS YOU'RE COVERED FOR:

  • Boiler (we look after your boiler for two years providing it has been serviced 12 months after you have legally completed on your new home).
  • Leaks to plumbing fittings.
  • Electrical problems.
  • Leaking gutters.
  • Windows and doors.
  • Appliances e.g. ovens and hobs are covered under the manufacturers’ warranty. Please contact them directly to report a fault.

SOME EXAMPLES OF THINGS YOU'RE NOT COVERED FOR:

  • Any alterations to the original works within your home which you carry out yourself. This includes, structural, cosmetic, water and electrical installations such as changing light fittings, sockets and switches.
  • Storm damage to any fences or roof tiling are not covered unless the damage is a result of defective materials or workmanship to a recently occupied home.
  • Blocked drains caused by inappropriate disposal of waste.
  • Any cosmetic scratches, chips, or marks to surfaces, worktops, sanitaryware and glass that are not recorded on the key release form or reported within one week of completion.
  • Problems caused through natural shrinkage, condensation or mould growth.
  • Boiler breakdown if not properly maintained or serviced and includes the pressure dropping.
  • Damage caused to fixtures and fittings through improper use and lack of maintenance.
  • Pest infestation.
  • Frozen pipes and outdoor taps.
  • Radiators are not covered unless there is a manufacturer's defect up to 6 months. Rust is usually visible on radiators due to being used to dry clothing or not venting the room adequately such as an extractor fan not being used.
  • Carpet damage due to local conditions, including muddy roads, construction traffic and dust are to be expected when living on a brand new development.

10-YEAR NHBC BUILDMARK WARRANTY

You should receive your NHBC Buildmark warranty insurance certificate and policy booklet from your solicitor before you move into your new home. The booklet explains what you’re covered for and what the NHBC are responsible for. It also explains what we’re responsible for during the first two years after you’ve completed.

MANUFACTURERS' WARRANTIES FOR APPLIANCES

Every appliance in your new home comes with a manufacturer’s warranty and you’ll find all the details in your welcome folder. You must register your appliances to receive regular updates on product and safety information. If you have any issues with any of your appliances, please contact the manufacturer directly.

SOME GOOD ADVICE: Don't forget to get your boiler serviced after its first year.

 


CONSUMER CODE FOR HOME BUILDERS

If you reserved your home on or before 2nd October 2023, the Consumer Code for Home Builders applies.

The code is there to protect you for your entire home buying journey.

Developed by homebuilders, construction industry bodies and the Government, it lets you know you’ll be treated fairly, be kept informed about your purchase and know your consumer rights. You will always know where you stand with Wain. But if you don’t, you can use a free dispute resolution scheme to put things right.

If you reserve your home on or after 3rd October 2023, the New Homes Quality Code (NHQC) applies.

The New Homes Quality Board (NHQB) is an independent, not-for-profit organisation that was set up to oversee reforms in the quality of new homes and the customer service new house buyers receive from developers like us.

The NHQB’s Code of Practice (NHQC) gives you even more protection as a new house buyer.
