We are seeking an experienced Contracts Manager to join our South West team.
This position is ideal for a strong, motivational leader who fits well with our collaborative and dynamic culture. You will be responsible for ensuring that construction projects across the region meet stringent financial goals and quality standards.
Key responsibilities include performance monitoring, upholding top Health & Safety standards, and delivering an exceptional customer journey.
You will report into the Construction Director and oversee the management of several development sites, supporting the site management and on-site teams, and maintaining a flow of information between regional departments and site. Your key focus should be on achieving targets in health and safety, quality, customer care and cost, including all associated pre and post housebuilding works.
Key responsibilities:
• Lead and manage the overall delivery of our regional housing developments.
• Monitor project budgets, ensuring financial targets are met and providing regular financial reports.
• Monitor all plots performance against the build programme and address any issues that are delaying plots.
• Provide dates to support sales/build meetings to ensure all legal completions are programmed accurately and achieved in a timely manner.
• Liaise proactively with internal departments, externals suppliers and subcontractors to ensure the build programme is achieved.
• Monitor costs on site in relation to labour, materials, customer care and replacement materials.
• Ensure that all plots are built to the highest standard of quality, at a minimum, comply with the NHBC Standards and Building Regulations.
• Manage and mentor Site Managers and other on-site staff.
• Ensure all projects comply with health and safety regulations.
• Maintain effective communication with clients, subcontractors, suppliers, and internal teams.
• Identify potential risks and implement mitigation strategies.
• Ensure compliance at all times to the company health and safety standards and processes and any further laws or legislation.
• Provide regular updates to senior management on project progress, challenges, and resolutions.
• Provide professional support and coaching to site management to develop their skills and experience. This should take the form of regular 1:1s, PDRs and development meetings, but also informal and short-term site-based learning.
Desirable skills and experience:
• Previous experience in a management role within the housebuilding or construction industry.
• A member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management or a time served tradesman with considerable experience of the full range of construction trades.
• Comprehensive understanding of construction contracts, NHBC requirements, building regulations, and health & safety legislation.
• Strong leadership and project management skills.
• The ability to manage multiple projects simultaneously.
• Excellent interpersonal, communication and relationship skills.
• Highly organised with excellent time management skills.
• Ability to work under pressure and meet tight deadlines.
• Forward-thinking with a proactive approach to problem-solving.
• Collaborative with a positive attitude towards teamwork and partnership.
• Good working knowledge of Microsoft Office.
