High Peak Housing Succeeds on Appeal

Our North West region has secured planning permission on appeal for 92 new homes at Dinting Vale, Glossop in Derbyshire.

 

The approval follows a seven-day planning inquiry after the local planning committee refused permission for the development last year, despite the site being allocated for housing under the High Peak local plan and against officer recommendation.

 

Richard Chamberlain, managing director, Wain Homes North West, said: “This site meets all the criteria for sustainable housing, being close to local amenities of shops and schools and within walking distance of the train station which has frequent services into Manchester Piccadilly.

 

“The delays were frustrating as there is a need for high quality new housing in the area to serve local people and we are pleased with the inspector’s swift decision.”

 

The development will be accessed via a new junction on the main A57 and will offer a range of homes from one bedroom apartments to four-bedroom family homes along with areas of public open space and extensive landscaping.

 

The commencement of this development will also see Wain Homes providing £970k in planning obligation sums that will contribute to the following:

 

  • the provision of additional health capacity through extensions to or new buildings at any medical general practice in the vicinity of the development and within Dinting Vale or Glossop,
  • the purchasing of additional library stock at Glossop Library
  • to support and implement actions associated with Dinting Vale Air Quality Management Area Action Plan,
  • to provide a Biodiversity Net Gain Strategy and 30 Year Management Plan (including on-site BNG measures and off-site mitigation land, enhancement measures, translocation measures and timetable, and off-site units),
  • to facilitate additional off site tree planting and maintenance of the same
  • to facilitate sustainable travel links either onsite or in the immediate vicinity of the site
  • to enable the Council and the County Council to monitor the obligations
